A project begun last fall to simplify some of the more arcane provisions of the Township’s Planned Residential Development code has grown into a nearly complete rewrite of Cranberry’s PRD zoning ordinance. At its July 28 meeting, Cranberry’s Board of Supervisors voted to advertise a public hearing for August 25 to consider the proposed ordinance amendments, which would apply to future residential development in the Township. Among the changes is a simpler way of calculating how many dwelling units a PRD could accommodate, a requirement to connect some of a neighborhood’s cul de sacs with walking trails, alternatives to street-facing garage doors, incorporating an outdoor community meeting area into PRD plans, combining administrative steps to cut approval times in half for plans with 50 or fewer units, and updating various neighborhood commercial site requirements which were last revised in 1995.
