A request from developer Dominic Gigliotti to expand Cranberry’s Community Character District zoning from an area adjacent to include his properties on the northwest side of the Rt. 19-Glen Eden Road intersection, was outlined at a public hearing during the October 30 meeting of Cranberry Township’s Board of Supervisors. CCD zoning places the physical form of a construction project ahead of its intended use to achieve more efficient, pedestrian-oriented building patterns and making them more suitable for mixed uses. Consultant David Lucci, who represented the property owner, noted that the request would help the developer to create new office and retail space. The CCD designation would overlay, but not override, the properties’ current Light Industrial zoning. The CCD approach to development regulation was initially adopted by Cranberry’s Board in February, 2008. It has since been expanded, with some modification, to high-traffic areas throughout the Township. The amendment to Cranberry’s zoning map will be considered for adoption by the Board on December 5.
