A preliminary land development application from Developer Dominic Gigliotti and his North Boundary Partners, LP, for the larger of two land parcels totaling 20 acres at diagonally opposite corners of the Rt. 19 intersection with Glen Eden and North Boundary Roads, will be considered for final action by Cranberry’s Board of Supervisors on September 4. According to the developer’s application, the southeast corner of the site would house an 84,050 square foot neighborhood shopping center, anchored by a 60,000 square foot grocery store along with two smaller buildings. The northwest parcel, which would eventually be developed to include 63,000 square feet of retail space, was presented only as part of the developer’s traffic master plan, which spans both parcels. A number of improvements to all of the roads approaching the development, including a roundabout on North Boundary Road and new as well as extended turning lanes on Glen Eden, North Boundary, and Rt. 19, were included in the proposal. Gigliotti previously received a grading permit to even out the elevation of his two properties to allow for the construction. Access to the 12-acre southeast development would be from both North Boundary and Rt. 19. The site includes 1.6 acres of wetland.
